The fear that stops many families from opening a homestay is simple: what if the wrong people come? It is a fair fear. A homestay that accepts everyone can end up hosting parties, unregistered visitors or worse, and once a place gets that reputation, genuine families stop booking. Here is how we keep Happy Moon a place where a solo woman traveller writes that she “wasn’t worried about my safety the moment I walked into the property”.
1. Let your listing do the first filtering
- State clearly that it is a quiet family home: quiet hours, no parties, no unregistered visitors.
- Mention the outdoor cameras and ID requirement up front. Genuine guests are reassured; people with other plans go elsewhere.
- Do not race to be the cheapest place in the area. Rock-bottom prices attract the guests you least want.
Our own listing says it plainly: the beaches are about 35 minutes away, so beach-first guests should book elsewhere; groups who may not respect community spaces should not book; and as a Hindu family we do not allow beef or pork on the premises. Each line costs an occasional enquiry. Together they are the reason our reviews mention peace and safety.
2. Check before you accept
- On Airbnb, read the guest’s profile and past reviews from other hosts. We keep every listing on request-to-book: all bookings need our approval, even after 8 years and 147 reviews. Instant Book would bring more bookings, but we would lose the chance to check each guest first.
- Ask a friendly question before accepting: what brings you to Goa, who is travelling with you. Genuine guests answer happily.
- For direct and phone bookings, ask for names of all guests and an advance payment.
3. Red flags that mean say no
- A new profile with no reviews, booking for one night on a Saturday for a large group.
- Questions about whether visitors, music or “a small gathering” are allowed.
- Reluctance to share ID, or a guest count that keeps changing.
- Pressure to take the payment outside the platform for a discount.
4. After booking, before arrival
- 5 minutes after booking: an automatic message asks every guest to submit ID through a Google Form. Problems surface days before arrival, not at the gate.
- 15 minutes after booking: the house rules, with a request to acknowledge them in the chat. A written “yes” makes any later conversation about a broken rule much easier.
- For the full house, a refundable ₹5,000 deposit. Guests who plan to look after the place do not mind it.
5. At check-in
- Take government photo ID from every adult and record it in your guest register. Foreign guests need passport and visa details for Form C, which the law requires.
- Check that the people who arrive are the people who booked. Extra guests pay and register, or they do not stay.
- Walk guests through the rules in person, kindly. It sets the tone for the whole stay.
6. During the stay
Outdoor cameras with late-night movement alerts (see our security guide) tell you about unexpected comings and goings without you watching screens. If a guest breaks the rules, speak early and calmly; most problems end with one conversation. If they do not, Airbnb and the police both support hosts who have documented their rules and registered their guests.
