Our Airbnb listing holds a 4.88★ rating with Guest Favourite status, and scores 5.0 for cleanliness, communication and value. None of that comes from clever writing alone, but a clear, honest listing is what gets the first bookings that lead to those reviews. Here is how to list a homestay, a guest house room or a whole villa on Airbnb, step by step.
Step 1: Create your host account
Sign up as a host with a referral link. You get set up the same way, and as the person who referred you I may receive a reward from Airbnb when you host your first guests.

Before you list, make sure you have your local registration in place. In Goa that means registering with the Department of Tourism; the online registration cost about ₹2,000 in the setup we planned for a client in October 2025.
Step 2: Write a title that says what makes you different
Airbnb titles are short, so spend them on what a guest searches for and what you have that others do not. Lead with the room type and one or two concrete features, not adjectives.
- Weak: Beautiful cozy room in amazing Goa
- Better: Garden View AC Room | Shared kitchen (our actual title)
Step 3: Write the description in the order guests read
- The first two lines: who it is perfect for and the one thing they will remember (quiet village, garden view, home-cooked food, workation-ready Wi-Fi).
- The space: bed size, bathroom, AC, wardrobe, desk. Be exact: “queen bed”, “1-ton AC”, “attached bathroom with geyser”.
- Guest access: kitchen, common area, washing machine, terrace, parking.
- Getting here: distance and time to the airport, railway station and beaches. Be honest about narrow roads or distance from the beach; surprises become bad reviews.
- Other things to note: outdoor cameras (you must disclose them), quiet hours, meals available and their prices.
Step 4: Photos
Photos matter more than words. Shoot in daylight with all lights on, make every bed with white linen, clear every surface, and take each room from the corner so it looks as big as it really is. Include the bathroom, kitchen, common area, the view and the outside of the house. Add a photo of each thing guests ask about: the desk for workation guests, the parking, the washing machine.
Step 5: Amenities, rules and settings
- Tick every amenity you really have: Wi-Fi speed, dedicated workspace, kitchen, washer, AC, free parking, self check-in (an RFID lock and key box make this possible).
- Add your house rules. See our house rules guide for a sample.
- Price below your target for the first few bookings to earn reviews, then raise it.
- Reply to every enquiry fast; response rate and time affect your ranking.

How we set up 7 listings for one house
Happy Moon has five rooms, and we list them seven ways on Airbnb. Each guest finds the option that fits. Block the overlapping listings whenever one is booked, or you will double-book:
- One listing per room (5). Each title leads with what makes that room different: Garden View AC Room | Shared kitchen, Family AC Suite in Villa | Bathtub | Kitchen, Double bed AC Room 3 – Shared bath with another room.
- Two rooms together (1). Rooms 3 and 5 share a bathroom, so we also list them as one booking for friends or a family of four.
- The whole house (1). Peaceful Riverside Villa with AC Rooms for large groups and families.
Three things make this work:
- Custom short links. Airbnb lets you set a custom link for each listing (ours run from airbnb.co.in/h/happymoongoa1 to happymoongoa5). We list all of them in each description, so a guest looking at the wrong room can jump to the right one.
- Saved quick replies. We keep about 25: a first reply to enquiries, a summary of all rooms with links, beach and airport distances, a forts route, and the scheduled ones that go out after booking (address, guidebook, ID form, house rules, nearby essentials, day-trip routes). - Length-of-stay discounts. A small weekly discount and a larger monthly one (ours are 1% and 14%) bring in workation guests for the quiet season.
One rule we hold to: keep every booking, payment and phone number on the platform until the booking is confirmed. Sharing contact details early or moving a stay off Airbnb to save the fee breaks Airbnb’s terms and can get the listing suspended. That costs far more than the fee.
Step 6: Earn the first reviews
Your first five reviews decide your future. Over-deliver for those guests: welcome them in person, check in after the first night, and fix anything they mention the same day.
