This is everything we would buy to turn a room, a house or a villa into a guest stay that earns 4.9★ reviews, in the order we would do it: the outside and security first, then power, water and internet, then the kitchen, bedrooms, common area and bathrooms, and finally the supplies that keep it all running. Each area has its own guide explaining why every item is there.

I started Happy Moon Homestay in Aldona, North Goa, in 2024. Since then I have also planned setups for other owners. Whether you have a whole villa or one spare room, the list is the same; only the quantities change.

What one guest room really costs: a real plan

Below is the actual budget from a one-room setup I planned for a client in Goa in October 2025: 89 line items, every one with a purpose, including the Goa Tourism online registration (₹2,000), Wi-Fi connection, cleaning and small repairs.

So a room can be made guest-ready for about ₹66,912 of essentials, or ₹130,902 with a fridge, water purifier, microwave and an inverter AC. At typical Goa homestay rates, one room can earn this back within months, which is why even a single spare room is worth doing properly.

Our real one-room plan in Goa (October 2025) came to about ₹1.3 lakh including optional items such as an inverter AC, fridge and water purifier; the essentials alone are a little over half of that.

Buying the furniture is the easy part. What keeps a homestay at 4.9 stars for years is the boring part: never running out of toilet rolls, garbage that never smells, and appliances that are serviced before they fail. Maintenance is of utmost importance. Guests write about cleanliness more than anything else in our reviews, and on Airbnb we score 5.0 for it. This guide covers the supplies we keep in stock and the maintenance routine behind that score, for any homestay, guest house, villa or single rented room.

1. Garbage: plan it before you open

Buy garbage bags to match each bin size; bags that are too small tear and bags that are too big waste money. You also need one big bin outside the house, where all the waste waits until your panchayat or collector picks it up. Size it to hold everything your guests produce between collections: if waste is collected twice a week, the bin must hold three or four days of waste from a full house.

Buy cleaning liquids as concentrates where you can, especially phenyl: you dilute it yourself and it costs a fraction of ready-to-use bottles.

A front-loading washing machine is the hardest-working appliance in a homestay: bedsheets, towels and guests’ own laundry. I have an LG and it has worked well for me. For deep cleaning, a vacuum cleaner gets the dust out of corners, curtains and mattresses; I use a Seznik.

What I would not buy again: a steam cleaner. It did nothing that the vacuum, mop and the cleaning liquids above do not already do.

5. The maintenance schedule

When What
Every checkout Change linen and towels, clean the bathroom, empty bins, mop, check the mosquito refill, restock soap, shampoo and tissue, check the AC remote and RFID card are back.
Weekly Wash mats and curtains in rotation, vacuum mattresses and corners, clean the fridge, wipe the RO and kitchen platform, check sensor lights at night.
Monthly Check camera recordings and SD cards, test the inverter backup, clean AC filters, check the sediment pre-filter, put down anti-cockroach gel, check stock levels.
Before the monsoon Service the ACs, clean the water tank, check roof and window leaks, test the surge arrester and earthing, stock extra mosquito refills and bags, check the solar water heater.
Yearly Refill or check fire extinguishers, change RO filters as due, service the geyser, washing machine and inverter, pest control, repaint or polish worn surfaces.

How do I handle garbage at a homestay?

Use bags sized to each bin, a lidded bin for wet waste, and one large bin outside the house big enough to hold all the waste until your collection day.

Which washing machine is best for a homestay?

A front-loading machine. I use LG and it has worked well; guests can use it too, for a small charge if you choose.

Is a steam cleaner worth buying?

In our experience, no. It did nothing our vacuum, mop and cleaning liquids did not already do.

How often should homestay ACs be serviced?

Clean the filters monthly and get a full service before the monsoon, when they work hardest against humidity.

Guests forgive a small room. They do not forgive a bathroom without water, without hot water or with a damp, smelly corner. At Happy Moon Homestay our most common bathroom complaint used to be no water, and the fix was not in the bathroom at all (see the Swaranjal tank indicator in the power and water guide). This is the bathroom list we use for every guest bathroom, and it is the same whether you run a homestay, a guest house, a villa or rent out one room with an attached bath.

Our hot water comes from 500 litres of solar water heating, with an electric geyser for cloudy monsoon days. For the geyser, I prefer AO Smith.

Why we do not have a TV. A TV keeps guests indoors using power, a loud TV disturbs other guests and the owner if you live on the property, and everyone carries a phone. Games and music do a better job of making the common area a place guests enjoy together.

Why there is no TV in our rooms. A TV keeps guests indoors and running the AC, the noise disturbs other guests and the owner if you live on the property, and every guest already carries a screen in their pocket. We have never had a guest ask for one.

What size bed is best for a homestay room?

A queen bed. It is the sweet spot between a double and a king: comfortable for couples, cheaper than a king and it leaves room to move.

Is a 1-ton AC enough for a guest room?

For a normal-sized guest room, yes. We prefer Voltas or Daikin and fit a stabiliser to every AC.

Should homestay rooms have a TV?

We do not put TVs in rooms. They increase power use, disturb other guests, and guests use their phones anyway.

What thread count should bedsheets be?

At least 200. Keep three sets per bed.

At Happy Moon, guests use the kitchen on their own. Families cook dinner, long-stay and workation guests cook every day, and groups make tea at midnight. That shapes every choice below: it has to be safe for strangers to use, hard to break, and easy for you to clean between guests. The list works for a homestay, a guest house, a villa or a single room with a kitchenette.

The question guests ask us most in the kitchen is not about equipment at all: it is where is the nearest grocery shop? Put that in your guidebook and you will save yourself a dozen phone calls a week.

1. Cooking: induction, not gas

We avoid gas stoves in the guest kitchen. Guests forget to turn knobs off, cylinders run out on Sundays, and a gas leak in a house full of strangers is not a risk worth taking. Induction switches itself off, is easy to wipe clean, and runs on solar power if you have it.

2. Eating: choose unbreakable

Use melamine plates and plastic or steel glasses. Glass and ceramic break, and broken crockery means cuts, complaints and a constant shopping list. Steel is fine for breakfast plates and katoris.

3. Drinking water

Most guests will not drink tap water in Goa. An RO purifier pays for itself against bottled water. Add a transparent sediment pre-filter before it: you can see when it is dirty, change it cheaply, and the expensive RO filters last much longer.

4. Washing up: keep it easy

A dishwasher is not essential, but if your guests cook a lot it ends the “who left the dishes” problem. We recommend Bosch.

5. Storage and cooling

For the fridge, choose frost-free (auto defrost), so nobody has to defrost it by hand. I prefer LG. For a smaller setup, the 5-star Haier below is what we picked for a client to keep the electricity bill down.

6. Waste

Buy a good wet-waste bin with a lid. The lid means no smell even if nobody empties it overnight. It is worth spending a little more here.

Put clear signs in the kitchen: switch off the induction, wash your own dishes, wet waste goes in the lidded bin. Our signage guide lists the ones that work.

Should a homestay kitchen have a gas stove or induction?

We use induction only in the guest kitchen. It switches itself off, there is no cylinder to run out and no risk of a gas leak from a knob left open by a guest.

Is a dishwasher worth it for a homestay?

It is optional. If guests cook often, a dishwasher (we recommend Bosch) removes the most common shared-kitchen complaint: dirty dishes left in the sink.

Why melamine plates instead of ceramic?

Melamine does not break. Broken crockery means cuts, complaints and constant replacements.

What fridge is best for a homestay?

Guests rarely praise your electrics, but they will write a review the night the power goes out, the shower runs dry or the Wi-Fi drops during a work call. In Goa, power cuts, voltage swings and monsoon storms are normal. This guide is the infrastructure we built at Happy Moon Homestay so that none of those things reach the guest. It applies to any homestay, guest house or villa, and most of it applies even if you are letting out a single room.

1. Power backup that actually lasts

Our first lesson was power cuts. We run a Genus lithium inverter (1000 VA). Lithium batteries charge faster, need no water top-ups and last longer than lead-acid. To make the backup last through a long outage, pair it with BLDC fans: they draw a fraction of the power of an old ceiling fan, so the same inverter runs the fans, lights and Wi-Fi for much longer.

2. Protect the investment: surges, shocks and bad voltage

You will put lakhs of rupees of appliances into the property. A single voltage spike during a monsoon storm can destroy an AC, a fridge and a router in one go. Get these fitted by a licensed electrician:

3. Solar: the item that paid for itself

If you ask me which purchase paid for itself, it is our 8.5 kW rooftop solar panels. They cut our electricity bill substantially, and a homestay with ACs, a fridge, a washing machine and a geyser uses a lot of power. Solar is bought from a local installer rather than online, so there is no link here. Ask your installer what subsidy applies to your connection.

We also heat water with the sun: 500 litres of solar water heating in total. Hot showers cost nothing for most of the year, and the electric geyser only covers cloudy monsoon days.

4. Water: never let the tank run dry

Our most common bathroom complaint used to be “no water”. The cause was simple: the overhead tank had run empty and nobody knew. We fixed it with a Swaranjal wireless water level indicator. A display inside the house shows the tank level and tells us when to start and stop the pump. It has been a life saver.

5. Internet guests can work on

Workation guests check the Wi-Fi before they check the bed. Get the fastest fibre line available in your area. We use a 300 Mbps connection, and the router runs on the inverter so it survives power cuts. When the fibre line itself goes down, a 4G backup takes over.

Frequently asked questions

What size inverter does a small homestay need?

We run a 1000 VA Genus lithium inverter and pair it with BLDC fans, which draw much less power, so the backup runs fans, lights, Wi-Fi and cameras for much longer. Size it for what must run during a cut, not for the ACs.

Do new inverter ACs still need a stabiliser?

Most manufacturers say no. We fit a V-Guard stabiliser to every AC anyway, because voltage swings in Goa are common and a stabiliser is far cheaper than an AC repair.

How fast should homestay Wi-Fi be?

Fast enough for several guests on video calls at once. We use a 300 Mbps fibre line on the inverter with a 4G router as backup.

Is rooftop solar worth it for a homestay?

For us, yes: our 8.5 kW panels paid for themselves by cutting the electricity bill substantially. Solar water heating (we run 500 litres) also saves on geyser power.

Guests arrive late from the airport, go out at night and come back after midnight. You will not always be at home to open the door. 2. Sensor lights: on only at night, only when needed

Choose lights with a built-in daylight sensor, so they switch on only after dark and only when they sense someone. Lights that stay on all night waste power, and lights you have to switch on yourself will be forgotten on the one night a guest arrives late. Keep one or two spares: a dead sensor light is exactly what a guest notices on a dark gravel path.

3. Cameras you can watch from anywhere

We use Trueview cameras. If the spot has Wi-Fi, use a Wi-Fi camera. If it does not, use a 4G SIM camera. If there is no power, use a solar 4G camera. Set up late-night movement alerts in the camera app (we set ours for roughly midnight to 5 a.m.), so your phone tells you about movement at the gate instead of you watching recordings.

A lesson from a real review. One guest gave us 3 stars and wrote that the cameras and sensor lights made them “feel a bit watched rather than at home”. Cameras protect your guests and your property, but point them at the gate, parking and entrances only, never into windows, rooms or bathrooms. Mention them in your listing and house rules so nobody is surprised. Airbnb does not allow any cameras inside a listing, even in common areas, and requires outdoor cameras to be disclosed.

4. Access: stop being the doorman

The single best purchase for a host’s peace of mind is an RFID lock on the main door. We use a Lavana lock. Each guest gets a card on arrival, late check-ins stop being a problem, and you are not called to the door every time someone comes back from the beach.

Is it legal to have CCTV cameras at a homestay?

Outdoor cameras covering the gate, parking and entrances are common and sensible. Never place cameras inside rooms, bathrooms or anywhere guests change, and disclose all cameras in your listing and house rules. Airbnb does not allow any indoor cameras.

What camera should I use if there is no Wi-Fi or power at the gate?

Use a 4G SIM camera where there is no Wi-Fi, and a solar 4G camera where there is no power either. We use Trueview cameras.

Why use an RFID lock instead of handing over keys?

You do not have to be home for late check-ins, lost cards are cheap to replace, and you never have to get up at night to open the door. Keep a key box for the first handover when you are away.

Should outdoor lights stay on all night?

No. Night-only motion sensor lights switch on only when someone is there, which saves power and means you never forget to switch them on.
