List Your Homestay in Goa: Setup, Verification and Bookings

I am Ulhas Polle. I run Happy Moon Homestay in Aldona, North Goa, as an Airbnb Superhost rated 4.94★ from 154 reviews, with 4.9★ from 141 reviews on Google. I now help other owners in Goa do the same: set the home up, list it everywhere guests look, and keep the bookings coming. Every home I list on this site is one I have set up and checked myself.

How does it work?

1. Free call, then a property visit. We talk on WhatsApp about your home and your plans, and arrange a visit to see the rooms.
2. Setup consultancy: ₹20,000, one-time. Rooms, photos, house rules, pricing and registration, done properly before the first guest arrives.
3. Verified by Ulhas. I check the finished home in person. Only homes that pass are listed.
4. Listed online. Your home goes on homestayingoa.com, Airbnb, Booking.com and Google, on your own accounts, with me added as co-host.
5. Guests enquire through us. Guests who find you on our site come to me first; I handle the enquiry and pass on the booking, and you host. How bookings and fees work is agreed on our call.

What is in the ₹20,000 package?

• Market check: what similar homes near you charge and how often they are booked.
• Legal and registration help: what you need to host guests legally in Goa, and help getting it done.
• Home setup: a room-by-room list of what to buy and fix, from beds and linen to locks and lighting, so guests get what they expect.
• Listings that sell: photos, titles, descriptions, house rules and pricing for Airbnb, Booking.com and your Google Business Profile, plus automated guest messages.
• A place on homestayingoa.com: your own property page in our verified homestays collection, with a “Verified by Ulhas” badge.
• A guest welcome page: a private page for your guests, opened from a QR code in the room, with your WiFi, house information, nearby places and one-tap reviews on Google, Instagram and Facebook. See the demo welcome page, our review helper and our nearby places map.

The setup fee is paid once. After setup you decide: run the home yourself, or keep me on as co-host to manage listings, prices and guest messages.

Frequently asked questions

Who can list a home with you?

Anyone with a home in Goa: a spare room, a floor or a whole villa. You do not need to live in Goa. Every home is set up and checked by me before it is listed.

How long does setup take?

It depends on how much the home needs. A ready home can be online in a few weeks; one that needs furnishing or repairs takes longer. You get a clear timeline after the visit.

What does “verified” mean?

I have visited the home, checked the rooms, bathrooms, safety and the host’s house rules, and I am confident a guest will get what the listing promises. If a home stops meeting that standard, it comes off our site.

Do I keep control of my home and calendar?

Yes. Your Airbnb, Booking.com and Google listings are on your own accounts; I am added as co-host. You decide your dates, prices and house rules.

How do bookings and payments work?

Guests who find you on Airbnb or Booking.com book there as usual. Guests who find you on our site enquire with me, and I pass the booking on to you. How bookings and fees work is agreed on our call, before you pay anything.

I already have an Airbnb listing. Can you still help?

Yes. I review and improve your listing, add Booking.com and Google, and list you on our site. The setup fee is the same.
