How this calculator works
The calculator splits the year into four seasons and works out each one separately, using only the numbers you enter.
- Nights per season are the days in those months: peak (Nov to Feb) has 120 nights, shoulder (Oct and Mar) has 62, off-peak (Apr and May) has 61 and monsoon (Jun to Sep) has 122.
- Booked nights = number of guest rooms × nights in the season × your occupancy % for that season.
- Gross revenue = booked nights × your average nightly rate.
- Platform fees = gross revenue × your booking platform fee %.
- Checkouts = booked nights ÷ your average stay length.
- Cleaning costs = checkouts × your cleaning and laundry cost per checkout.
- Running costs = your monthly electricity, internet and staff costs added together × 12.
- Net income = gross revenue − platform fees − cleaning costs − running costs. Net per month is the yearly net ÷ 12.
- Months to recover your setup budget = setup budget ÷ net income per month. If net income is zero or less, the budget is not recovered.
Seasons you leave empty count as no bookings. Taxes, loan repayments and major repairs are not included.

Frequently asked questions
Is this calculator a guarantee of what I will earn?
No. The calculator only works with the figures you enter. Real income depends on your location, your listing, your reviews, your pricing and how guests find you, so treat the result as a planning estimate.
Why does the calculator split the year into seasons?
Demand in Goa changes through the year, so a single occupancy figure can hide very different months. Entering your own occupancy for peak, shoulder, off-peak and monsoon gives a more honest picture of the whole year.
What should I include in monthly running costs?
Include the costs you pay every month whether or not guests stay, such as electricity, internet and staff wages. Costs that depend on each booking, like cleaning and laundry, go in the per checkout field instead.
Why does average stay length matter?
Every checkout means a room has to be cleaned and the linen washed. Shorter stays mean more checkouts for the same number of booked nights, so cleaning and laundry costs go up.
Does the calculator include taxes, licences or registration fees?
No. Taxes, licences and registration are not part of this calculation. Rules can change, so check the current requirements with the relevant authorities or a qualified professional before you start hosting.
